      A potentially terrifying tool released Monday lets you look up every property in the U.S. and see precisely what flood risk it’s facing—and the risks are likely worse than you think.

      First Street Foundation, a Brooklyn-based research organization, found that the true level of flood risk across the country is 70 percent larger than what the Federal Emergency Management Agency is telling people through its flood maps.

      “This means nearly 6 million households and property owners have underestimated or been unaware of their current risk,” says a First Street press release.

      And climate change could cause the 14.6 million at-risk properties in the U.S. to reach 16.2 million by 2050—an 11 percent increase, First Street says.

      Doubties I will be around, in 30 years I would be 104 and Biden likes Zeke “no life-prolonging medical care after 75, my own dad should not have had his cancer treated” Emanuel, so there’s that.  Luckily, I own 5 acres of almost worthless land in the middle of Texas, so my son and rest of my family could go there!

      My address was “minimal flood risk.” 6% chance for the next 30 years. That’s about as good odds as I could ever get.

      It was really really dirt cheap, so yeah, I am dirt rich!  Taxes are only about $35 a year, it is paid for, so I am assuming I can pitch a tent on it.  Paid $1999 for it 15 years ago, in installments.  I am also assuming I managed to track down the only land in that area with no oil under it, or I would have gotten offers for it many years ago.  I just have longitude and latitude numbers for it.  I just wanted to have bought some land.

      @djean111 That’s out in Big Bend Country, west of the Pecos where Judge Roy Bean was the only law. That’s out in the middle of nowhere.
